A land dispute involving former Indian cricketer Yusuf Pathan and Sujata Society has escalated in Vadodara, with the Vishwamitri Bachao Samiti demanding that the Vadodara Municipal Corporation (VMC) halt the valuation process for a disputed plot until pending court cases are resolved.

The committee submitted a representation to the Municipal Commissioner, alleging large-scale encroachments on town planning (TP) land and roads in the Gotri-Jetalpur TP-14 area.

Encroachment allegations in TP-14

The Vishwamitri Bachao Samiti alleged that ISKCON has encroached upon more than one lakh square feet of land in the Gotri-Jetalpur TP-14 area. 

Committee leader Shailesh Amin claimed that a 9-metre-wide and 650-metre-long TP road had been blocked and that a 34,000-square-foot public utility plot (FP-117) was also under encroachment.

The committee demanded the removal of the alleged encroachments, reopening of the TP road, restoration of possession of FP-117, and financial recovery for the occupied land.

Recovery demand of ₹211 crore

According to the representation, the total area under TP-14 is 9,019 square metres. Based on an estimated land rate of ₹2.35 lakh per square metre, the committee argued that the civic body should recover approximately ₹211 crore.

The committee also opposed the proposal to declare the common plot of Sujata Society as a commercially saleable plot under FP-49 in TP-9, claiming that the blocked TP road had affected access to the property.

Yusuf Pathan plot valuation challenged

The representation also referred to FP-90 in Tandalja TP-27, which the committee claimed has remained under encroachment for the past 14 years. It alleged that the land is linked to Yusuf Pathan and argued that the VMC should not proceed with any valuation or price-fixing exercise while related matters are pending before the Gujarat High Court.

The committee has sought the cancellation of the proposed valuation process until the legal dispute is settled.

Committee warns of legal action

The Vishwamitri Bachao Samiti warned that if the corporation fails to act on its demands, it would approach the courts, alleging that public land is being encroached upon and that certain parties are being given undue benefits at the expense of the civic body.
