Authorities approve 25-54 storey high-rise buildings in Ahmedabad

Ahmedabad is witnessing a rapid transformation of its skyline, with 34 high-rise buildings ranging from 25 to 54 storeys receiving approval over the past three years as the city prepares for major urban expansion ahead of the proposed 2030 Commonwealth Games.

Officials said one of the tallest upcoming projects, Navratna Gulmahor Park on Satellite Road, is expected to rise over 161 metres and may include more than 50 floors, placing Ahmedabad among India’s rapidly growing vertical cities.

Once known for its low-rise urban character, the World Heritage City has seen a sharp shift towards multi-storey residential and commercial developments, particularly in newly developed western areas where demand for modern housing with parking and lifestyle amenities has increased significantly.

Urban planners noted that during the 1980s, even a 10-storey building in the city was considered a major development. Some of the earliest high-rise structures, including government office buildings near Laldarwaja and residential towers in the Khadia area, were once regarded as landmarks.

However, changing lifestyles and rapid urbanisation have fuelled demand for taller residential complexes and luxury developments across Ahmedabad.

Officials said the city’s growth trajectory is expected to accelerate further in the run-up to the 2030 Commonwealth Games, with infrastructure and real estate projects expanding at a faster pace.

At the same time, concerns have been raised regarding fire safety and emergency preparedness in ultra-high-rise buildings.

Experts pointed out that hydraulic rescue platforms currently available with the fire department can reach heights of only around 110 metres. This means buildings exceeding that height will require advanced fire safety systems and round-the-clock operational emergency infrastructure on every floor.
