Shah Rukh Khan’s Mannat Set for Major Expansion as Anand Pandit Reveals Renovation Plans

Shah Rukh Khan’s iconic Mumbai residence Mannat is undergoing a major renovation, with additional floors planned for the rear portion of the sea-facing Bandra property, producer and real estate developer Anand Pandit has revealed.

Pandit, whose real estate business counts several Bollywood personalities among its clients, disclosed the development while discussing his property ventures on Ravi Kewalramani’s podcast. He said work at Mannat includes adding “a few floors” to the back portion of the residence.

Two More Floors Proposed at Mannat

According to reports, Shah Rukh Khan has sought approval to add two additional floors to Mannat. The proposed expansion is expected to increase the property’s built-up area by around 616.02 square metres, with the project estimated to cost about ₹25 crore.

Because Mannat is a heritage property located close to the Arabian Sea, the proposed construction requires regulatory clearance, including approval from the Maharashtra Coastal Zone Management Authority.

The property, which Shah Rukh bought in 2001, has since become one of Mumbai’s most recognisable celebrity residences and a regular gathering point for fans on occasions such as Eid and the actor’s birthday.

SRK’s Family Has Moved Out Temporarily

The renovation has prompted Shah Rukh Khan and his family to temporarily move out of Mannat. Shah Rukh, Gauri Khan and their children Aryan Khan, Suhana Khan and AbRam Khan are staying in luxury duplex apartments at Puja Casa in Pali Hill, Bandra.

The temporary arrangement allows the extensive renovation work at Mannat to proceed while the family remains close to their long-time residence.

Anand Pandit Working on Another Shah Rukh Property

Mannat is not the only Shah Rukh property connected with Pandit’s real estate business.

Pandit also spoke about the redevelopment of a four-bedroom apartment at Shree Amrit Society on Carter Road in Bandra. The property has a personal connection for Shah Rukh as it was reportedly the first home he purchased in Mumbai after moving from Delhi and marrying Gauri Khan in 1991.

Although Shah Rukh later moved to Mannat in 2001, he retained ownership of the apartment, which has since been rented out. The redevelopment is expected to be completed by 2027. Reports have estimated that the expanded apartment could measure around 2,800 square feet and be worth roughly ₹42 crore after redevelopment.

Pandit’s Long Association With Bollywood Clients

Anand Pandit has built a substantial presence in Mumbai’s luxury real estate market alongside his career as a film producer. His business has worked with several prominent Bollywood personalities, including Shah Rukh Khan, Ajay Devgn and Hrithik Roshan.

Speaking about his celebrity clientele, Pandit said around 80 to 90 per cent of Bollywood is associated with his real estate business. He also recalled an earlier project in which Hrithik Roshan bought two floors, Rakesh Roshan bought three and Ajay Devgn bought one.

The Mannat renovation adds another high-profile project to that portfolio, with the proposed vertical expansion set to change the structure of one of Mumbai’s best-known celebrity homes.
