A 46-year-old milk trader from Vadodara’s Gajarawadi area has allegedly been cheated of ₹17.75 lakh by a man who promised to sell him two houses under the Pradhan Mantri Awas Yojana at Khatamba Urban Residency.
Kapurai police have registered a case against Jil Ashok Kumar Barot, over allegations of supplying fake property documents and issuing cheques that were later dishonoured.
Deal Finalised at ₹11 Lakh Per House
The complainant, Suresh Gupta, runs a Baroda Dairy Centre , where he sells milk and buttermilk. According to the complaint, Barot, who was involved in arranging housing at Khatamba Urban Residency, showed Gupta two houses.
Gupta agreed to buy both properties at ₹11 lakh each. Barot allegedly asked him to pay ₹3.50 lakh per house as a token amount.
On February 20, 2026, Gupta issued a cheque for ₹7 lakh towards the booking of both houses. He subsequently made further payments through RTGS, taking the total amount paid to ₹17.75 lakh. Barot allegedly assured him that the remaining ₹4.25 lakh would be covered through a housing loan.
Sub-Registrar's Office Exposes Alleged Forgery
Barot allegedly handed Gupta copies of documents claiming that the properties had been registered, along with receipts bearing the seal of the Sub-Registrar's office.
However, when Gupta checked the documents at the Sama Sub-Registrar's office, he discovered that they were allegedly bogus. Barot has yet to provide the promised property documents and has continued to give excuses and assurances, according to the complaint.
Refund Cheques Bounce
After repeated attempts to obtain the documents failed, Gupta demanded the return of his money. Barot allegedly issued two cheques for ₹11 lakh and ₹6.75 lakh, together amounting to ₹17.75 lakh.
Both cheques were returned unpaid when Gupta deposited them in the bank. He has also approached the court over the matter.
Kapurai police have registered a case against Barot on allegations of cheating Gupta through promises of affordable housing, forged property documents and dishonoured cheques. Further investigation is under way.
